Fort August Foundations is a Berthoud-based foundation repair contractor serving homeowners and property owners from Fort Collins to Pueblo. When expansive clay soil shifts under your home, we find the cause, stabilize the structure with helical piers or other proven repair systems, and fix the damage the movement left behind, inside and out. We handle your project from the first inspection through the final walkthrough repairs and all.
Most foundation contractors stop once the piers are in. We also repair the damage the settlement caused, from cracked drywall and sticking doors to broken concrete and landscaping disturbed during the work. You get one team and one point of contact from the first inspection to the final walkthrough. We are licensed and insured in Colorado, based in Berthoud, and bring more than 20 years of combined experience to every project.
Much of the Front Range sits on expansive clay and shale soils, including Pierre Shale. These soils swell when they absorb water and shrink as they dry, so the ground under a footing can rise and fall with the seasons. Add freeze-thaw cycles, long dry spells followed by heavy storms, and downspouts or grading that send water toward the house, and even a well-built foundation can start to settle, heave, or crack.
That is why we don't recommend a repair until we know the cause. A slab lifted by swelling clay needs a different fix than a footing that has sunk into soft soil, and some problems start with drainage rather than structure. Every Fort August estimate is based on what we find at your property, not a one-size-fits-all package.
There is no single fix for every foundation. After the inspection, we recommend the method that fits your home's structure, its soil, and the type of movement we find.
Our most common repair. Steel shafts with helix plates are turned into the ground with hydraulic equipment until they reach load-bearing soil, then bracketed to the footing. Helical piers install with little vibration, fit in tight side yards and under porches, and can often lift settled areas back toward level.
Steel pier sections are driven down in segments, using the weight of the structure as resistance, until they reach a firm bearing layer. They are a strong option for heavier homes and deeper settlement where the upper soil can't carry the load.
For basement walls that bow, lean, or crack horizontally under soil pressure. Wall anchors hold the wall against stable soil, while carbon fiber straps reinforce walls with minor movement and need little to no excavation.
Crawl space foundations often suffer from moisture and failing supports, and slab floors can heave as clay swells beneath them. We address moisture and structure together, including crawl space encapsulation, so the repair lasts.

If you are seeing new cracks, sticking doors, or sloping floors, we'll tell you whether it is normal settling or a structural problem, and what it will take to fix. We repair slab-on-grade, basement, and crawl space foundations.
Foundation concerns can stall a real estate deal. We provide on-site assessments, written estimates, and warranty documentation that buyers, sellers, agents, and lenders can rely on.
We work with property managers, HOAs, engineers, and general contractors on retail, office, warehouse, and multi-family buildings, with the documentation and insurance certificates commercial projects require. See all structural services
Watch for cracks in drywall or brick, doors and windows that stick, sloping floors, gaps around trim, and cracks in foundation walls or slabs. One sign alone is not always serious, but several together, or cracks that keep getting wider, usually point to foundation movement. A free inspection will tell you for sure.
No. Thin hairline cracks from concrete shrinkage are common and often cosmetic. Cracks that are wider than a hairline, stair-stepped, horizontal, offset from one side to the other, or growing over time are more likely to be structural. If you are unsure, we can take a look.
Both carry your home's weight down to stable soil. Helical piers are turned into the ground with helix plates and work well for lighter structures, porches, and tight access areas. Steel push piers are driven in sections using the weight of the house and are often used for heavier structures. We recommend the one that fits your home after the inspection.
Often we can recover much of the settlement while stabilizing the foundation, but how far a structure can be lifted safely depends on the home and how long it has been settled. The priority is stopping the movement. We will tell you what is realistic before any work begins.
It depends on the foundation type, the cause and extent of the damage, the repair method, and site access. Minor crack repairs can cost a few hundred dollars, while pier systems on a settling home can run into the tens of thousands. Our inspections are free, and you get a detailed written estimate before any work starts.
Most residential repairs take one to three days. Larger pier systems, commercial projects, or jobs that combine drainage and structural work can take longer. We will give you a realistic timeline with your estimate.
Usually not. Most pier work happens outside the house, and our crew works to keep disruption to a minimum. If any interior work is needed, we will let you know ahead of time.
Yes. Restoring the damage caused by settlement, and by the repair itself, is part of how we work. That can include interior drywall and trim, concrete, and landscaping around the work area.
Yes. Warranty terms vary by repair type, and we explain your coverage in the estimate. Many of our pier and wall stabilization systems carry manufacturer-backed warranties in addition to our workmanship guarantee, and the paperwork can be shared with a future buyer.
Financing is available for qualifying customers. Ask about current options when you schedule your free inspection.
